[post_content] => Situated across the gravelled courtyard from our other property, Lustruyen Cottage, is the farmhouse that sleeps 10 + cot. The door opens into an open plan lounge/kitchen/diner with large farmhouse table and chairs, comfortable sofas and armchairs, books, flat screened TV with freeview channels, video and DVD player & Free wireless broadband access WiFi.
The kitchen area is very well equipped with plenty of quality glasses, crockery, cutlery, non stick pans as well as a kettle, toaster, coffee maker, hand blender etc. There is a gas hob/oven, fridge, microwave oven and dishwasher.
On the ground floor there is also a family bedroom with a double and single bed and en-suite shower/toilet.
Upstairs is fully carpeted with a double bedroom, a family room with a double and single bed, a twin bedroom and bathroom. To the front of the farmhouse hidden from view is a small secluded private garden with a rotary washing line.
Outside - Here on site you can enjoy swimming in our 10x5 metre (32' X 16') heated, fenced, swimming pool with shallow end and roman steps. You will find the pool is sheltered and well positioned to remain in full sun all day with tables, chairs, parasols and sun loungers to relax on. The pool is normally open from the end of May to the end of September.
Also in the grounds are a boules court, table tennis, trampoline with safety net, swingball, children's swing and slide, basketball net, badminton and children's playhouse. We also have a grassed area that we keep cut for ball games (football, cricket and rounders) so that children can play safely within sight but without disturbing the adults.
There is plenty of room with in the grounds to park cars safely. The farmhouse and cottage are detached from each other across a gravelled courtyard. There is a communal room that the two properties have a key to housing the washing machine, freezer, ironing boards, clothes airers, irons, hoovers, video library and space for storage of bikes, roof racks etc.

[post_content] => Located on the Kermarch site but away from the farmhouse and cottage are Maisons Madeleine and Marie. These two semi detached cottages next to each other were recently converted from an old seventeenth century house and stable and offer very bright, comfortable accommodation. Both properties share access to the swimming pool with the farmhouse and cottage. Madeleine is the larger of these two properties and sleeps 10 plus cot.
The front door opens into a fully tiled kitchen/lounge area. The lounge has 2 sofas plus armchairs, flat screened TV with freeview, video and DVD player. There is a good selection of books/videos and some DVDs.
The kitchen is fitted with a stainless steel gas oven/hob, fridge/freezer, microwave oven, dishwasher and washing machine. There are plenty of good quality crockery, cutlery and glasses as well as kettle, toaster, coffee machine, hand blender, ironing board, iron, clothes airer, hoover etc. Free wireless broadband access WIFI
Large French doors open onto a patio area with tables and chairs, parasols and BBQ. Off the lounge is a double bedroom with dual aspect windows, a twin bedroom and a shower room and toilet.
Upstairs are two triple bedrooms each with a double & single bed and a bathroom.
Outside there is a large lawn area outside of both Madeleine and Marie which has been very popular with holidaymakers with young children as there are lots of toys,swing slide etc here and it enables parents to keep an eye on their children from inside the cottage or relax with a drink outside with their children in full view whilst they are playing. Across the lawn area is the boules court and large playing field for cricket, football, rounders etc.

We have virtually all of the equipment parents need when taking their infants on holiday which means you don't need bring items from home; besides cots, high chairs and stair barriers we also have a baby changing table, baby bath, bottle sterilising unit, swing chair and baby chair and a listening device etc.; where needed all kitchen cupboards and upstairs windows have locks which are reversible and only need be engaged when infants are in the property. We have also fitted barriers to the patios.

The apartment, available all year round, is cool in summer and is warmed in winter by central heating. The private courtyard is a perfect sun trap in the morning and cool and shady in the afternoon. On the top floor is a bedroom with beautiful original oak beams and a king size bed. On the first floor is the second bedroom which has a small double bed (4ft / 120cm ) and a single bed and the bathroom. Downstairs has an open plan living area & fully fitted kitchen allowing the cook to be part of the party.
All the cottages have English TV, DVD and CD players. Each cottage has its own outside eating area with wooden garden furniture and parasol and catch the sun all day.

[post_content] => The 18th century granite farmhouse and adjacent cottage are let as one unit and are suitable for larger family groups of 10 to 14 + cots. They are set away from the other two cottages down a private drive in their own pretty formal gardens with lawns, shrubs and plenty of mature trees for shade. The house has been renovated to offer comfortable accommodation but retaining its olde worlde character.
The arched granite doorway opens in to a large airy lounge with dual aspect windows comfortable chairs and sofas, flat screened TV with freeview channels, video and DVD player. There are a large selection of books, videos, board games, DVDs and Free wireless broadband access WiFi.
Leading from the lounge is the fitted kitchen which has an electric oven and hob, gas hob, large fridge/ freezer, microwave oven, dishwasher, kettles, toaster, coffee machine, hand blender etc. There are loads of decent crockery and cutlery and plenty of serving dishes etc. for large groups to be catered for properly. There is also a huge collection of cookery books to help you plan your holiday meals.
From the kitchen is the beamed dining room with two large antique dining tables and chairs. Leading on from this is a utility room with an additional fridge/freezer, shower and toilet, washing machine, hoover, iron and ironing board.
Upstairs there is a family bedroom (double and single bed) with ensuite shower and toilet. Two double bedrooms a twin bedroom and a family bathroom.
The small “Hansel & Gretel†cottage next door has one large bedroom with a double bed and two singles. Downstairs is the bathroom and kitchen/lounge with sofa and armchairs and table with benches. The kitchen includes a fridge, gas hob and microwave oven.
Outside - The farmhouse and cottage enjoy their own private large lawned area and gardens with BBQ, garden tables, chairs and parasols. Access to the swimming pool is shared with our other two gites Maison Madeleine & Marie.

The properties form part of a ten acre watermill estate located in the pretty village of Plouguenast ideally situated to explore both the coastal area and inland beauty of Brittany. 25 minutes from the nearest coast and main town of St Brieuc, with St Malo, Le Mont-St Michel and the airport at Dinard within a hour away. A pretty trout fishing river runs though the estate which is situated in a valley of outstanding natural beauty which contains both parkland and forest areas.
The properties are well planned and are furnished to a high standard, has it's own patio, overlooking the river which is ideal for relaxation after a day of exploring or sightseeing.
The properties are situated on the bank of a lovely trout fishing river and form part of an nine acre estate consisting of parkland and forest areas. Various footpaths and bridleways exist to explore the surrounding area and the village of Plouguenast is just a minutes walk away.

Stroll around the beautiful gardens, sit and relax under one of the many mature trees whilst listening to the birdsong, watch the wildlife whilst overlooking one of the wildflower meadow areas. Take a dip in the heated swimming pool or just lounge and relax poolside with a glass of something and a good book. Perhaps a game of something in the undercover barn or on the lawn is more your style, pool, snooker, darts, table tennis or badminton to name a few or even practice your golf swing on the lawn. Whilst in season pick your own fruit from the orchard, and raspberry's from the soft fruit area. Charles cottage sleeps 5 Near Plouguenast, and not far from Loudeac and Moncontour, this lovely group of cottages enjoys tranquil surroundings and benefits from a 7 x 4 m heated indoor pool (varies from 1.25 - 1.75 m deep) and large and well equipped games room (with table tennis/ping-pong, pool, darts and table football) and gym above the swimming pool room, along with children's play are and under-cover parking. Each cottage has its own private patio/sitting area outside for Barbequing. All kitchens have microwaves, kettles, toasters and full cooking facilities. All lounges have TV and video and there is a communal video library with a variety of tapes, numbering about 400! Communal washing machine in laundry room.
Charles Cottage has a large open plan dining and living area with a modern fitted kitchen area and good range of appliances. There is also a wood burning stove and exposed beams. There are double Doors leading to a furnished patio area and BBQ.
It has 3 bedrooms - 1 double, 1 twin & 1 single. There is also a family bathroom with bath with overhead shower, WC and wash hand basin. This cottage has been lovingly restored, yet retains its rustic character.

[post_content] => Situated across the gravelled courtyard from our other property, Lustruyen Cottage, is the farmhouse that sleeps 10 + cot. The door opens into an open plan lounge/kitchen/diner with large farmhouse table and chairs, comfortable sofas and armchairs, books, flat screened TV with freeview channels, video and DVD player & Free wireless broadband access WiFi.
The kitchen area is very well equipped with plenty of quality glasses, crockery, cutlery, non stick pans as well as a kettle, toaster, coffee maker, hand blender etc. There is a gas hob/oven, fridge, microwave oven and dishwasher.
On the ground floor there is also a family bedroom with a double and single bed and en-suite shower/toilet.
Upstairs is fully carpeted with a double bedroom, a family room with a double and single bed, a twin bedroom and bathroom. To the front of the farmhouse hidden from view is a small secluded private garden with a rotary washing line.
Outside - Here on site you can enjoy swimming in our 10x5 metre (32' X 16') heated, fenced, swimming pool with shallow end and roman steps. You will find the pool is sheltered and well positioned to remain in full sun all day with tables, chairs, parasols and sun loungers to relax on. The pool is normally open from the end of May to the end of September.
Also in the grounds are a boules court, table tennis, trampoline with safety net, swingball, children's swing and slide, basketball net, badminton and children's playhouse. We also have a grassed area that we keep cut for ball games (football, cricket and rounders) so that children can play safely within sight but without disturbing the adults.
There is plenty of room with in the grounds to park cars safely. The farmhouse and cottage are detached from each other across a gravelled courtyard. There is a communal room that the two properties have a key to housing the washing machine, freezer, ironing boards, clothes airers, irons, hoovers, video library and space for storage of bikes, roof racks etc.
