                    [post_content] => One of three gites, set in outstanding scenery overlooking the Viaur Gorge this beautifully restored former farmhouse offers traditional architecture whilst providing all the modern comforts of home.  The property is located on a farm complex which is in a small hamlet.  

The house is entered via a private patio area which has a table and seating for 6. A BBQ is provided and a sun canopy with outside lighting ensuring the perfect ambience for al fresco dining. Views from this patio are stunning and stretch for miles over the surrounding area.  Through the front door you enter the large kitchen diner.  The kitchen is fitted to a very high standard with separate freezer and fridge, dishwasher, microwave,  electric oven and gas hob with extractor. It is fully stocked to enable full cooking facilities including over work-top lighting. 

Through the kitchen is the salon providing a lovely cool area to relax with ample seating for 6, Satelite TV, DVD + video player.  Just off the salon is the hydro-wet room + WC, providing a new experience in bathing and relaxation. Up the restored chestnut staircase  leading from the kitchen you reach the two large bedrooms and family bathroom. The large master bedroom is full of character and offers a relaxing calm environment.  Built-in wardrobe and enclosed shelving provide ample room to get all your luggage tucked away.  (There is plenty of space for an infant cot or 2!). The second bedroom is fitted with 3 single beds, 2 chest of drawers and a large fitted  wardrobe.  Both bedrooms have lovely views across the countryside. The modern tiled bathroom has a full size bath, sink and WC.

Each gite is as described below ...

Entering into the kitchen and dinning area you'll be delighted by the sunny aspect of the room. This large, fully fitted kitchen, is complete with oak beams, dinning table and a comfortable settee and armchair. From here you can enter the lounge.

The lounge has comfortable sofas, coffee tables and TV. A good assortment of books and games are available to keep the family amused.

Also on the ground floor you will find a separate toilet with wash hand basin and a shower room. The gite has its own washing machine.

Upstairs are 4 light and airy bedrooms ..

1st large bedroom with King-size Bed, Wardrobe, Dressing table and bedside tables

2nd large bedroom with King-size bed, chest of drawers, Wardrobe and bedside tables

3rd double bedroom with 2 Single beds, wardrobe, bedside tables

4th double bedroom with 2 Single beds, Wardrobe, bedside tables

The is also a bathroom with shower cubicle, vanity unit and WC

In the grounds of the property guests will be able to enjoy the sunny terrace decking for sunbathing and eating and drinking al fresco.

                    [post_content] => Le Pepie - birdsong - is a charming two-bedroomed stone cottage set within an acre of mature woodland and is situated an hour away from Toulouse and Carcassonne in the south-west of France.  The cottage mixes rustic with modern beautifully and is an hour away from the Pyrenees.  
The cottage has a great combination of contemporary and rustic.  It is quirky but sympathetic to original features.  

During the intense heat of summer, the interior is cool and refreshing whilst in winter the wood burner and heating makes for a cosy and warm interior protected from the outside elements.

With the option of professional catering and/or a cookery masterclass, loose yourself in the escapist indulgence of it all. We are fortunate enough to be able to offer guests the services of Karl Lashford. Karl trained and worked with the Roux Brothers at 1, 2 and 3 Michelin Starred restaurants and hotels throughout London.  Now settled with his family and living and working at Le Pepie, Karl is on hand to be able to offer guests the complete service of a private chef for any of your special - or indeed run-of-the-mill - occasions.  Like most professional chefs, Karl delights in preparing dishes that involve home-grown produce and is creating an organic on-site potager to satisfy this desire for relative subsistence.

Guests might want to learn cookery basics or increase their foodie knowledge. Maybe you want to gain some ideas or you want to create a signature dish.  The whole culinary world is notably faddish.  What was cool in the 70s might not be great for us on the twenty-teens but it might be coming back into fashion - with a twist - as our collective food journey has moved apace.

It is set in woodlands and meadows in a very peaceful valley.

The Lantouy river, whose source lies about 1km away in woodlands, flows through the grounds and is surrounded by unspoilt wilderness. 

The water is very clear and suitable for bathing.

There is direct access to the Lot river from one of the meadows.

There is large sitting/TV room (41m2) with several comfortable sofas and armchairs, exposed beams and flatscreen TV. There are 3 spacious double bedrooms, decorated in light tones, with own ensuite bathrooms and 2 other bedrooms sharing a bathroom.

Flooring throughout the property is a lovely creamy travertine. 

Views from all windows give out to the grounds with beautiful views.

Outside the grounds surround the property and are mainly laid to lawn with a good selection of shrubs and trees. A large summer kitchen with terracotta floor, covered dining area (with sink, fridge and barbecue) overlooks the large 12m x 5m swimming pool which has a generous sunbathing terrace. For a supplement the pool may be heated.

The house and accomodation is simple and rustic but  and  equipped with dishwasher, two fridge freezers, washing machine and wifi connection. 
There are two double rooms and one room with two single beds.
All the rooms have french windows that open out into the garden and the place is wonderfully quiet.

The garden has been sensitively landscaped with rock features, little stone pathways and beds of beautiful flowers. 
35 different species of butterflies and moths have been spotted on the lavender bushes and wild deer occasionally come to visit.
 The woods are full of nature spirits, ancient pathways covered in moss and magical shady glens. 
You can enjoy the natural sounds of the cuckoo in spring, and later the nightingale, cicadas in the heat of the summer and a host of other birds to the full. 

Popular with all nature lovers, artists, writers, walkers and those involved with the healing arts. 

'The Alchemy Garden' is a safe and nurturing environment that is ideal for 'recharging' your batteries in a loving and safe environment that encourages creative ideas, unconditional love, playfulness and spontaneity.

 Art tuition is available with the owner/artist Jenni Rodger for a reasonable extra price. 
Jenni's classes are fun and inspiring and populalar for beginners and those lacking in confidence in their artistic abilities.

Each gite has a bedroom...gite 2 has a double bed, living room with wooden bedbase divan for possible third person, kitchen area and shower room. Flooring is tiles and stratified for easy maintenance. Animals welcome. English books and plug adaptors, fans. Wooden barred cot available on request.
The English owner is on site: discreet, but there if you need help, translation or information gleaned from her 33 years in the village!

Each  bedroom has its own en-suite facilities. One of the bedrooms has a vaulted ceiling while the other has a balcony

Downstairs, the living/kitchen area is open plan, with two sets of double doors leading onto a private terrace with barbecue. The kitchen is fully equipped (including washing machine) with everything you need should you become bored with being waited on in the local restaurants. 
 
The solar heated swimming pool has a large terraced sun bathing area with sun loungers  and an arbour to provide shade when needed , topped with a magnificent view over open countryside. 

As holidays are precious and  we understand our clients' need for privacy we have therefore  made sure that each of our gites are completely independent of each other.

Just off the salon is the hydro-wet room + WC, providing a new experience in bathing and relaxation. Up the restored chestnut staircase  leading from the kitchen you reach the two large bedrooms and family bathroom. The large master bedroom is full of character and offers a relaxing calm environment.  Built-in wardrobe and enclosed shelving provide ample room to get all your luggage tucked away.  (There is plenty of space for an infant cot or 2!). The second bedroom is fitted with 3 single beds, 2 chest of drawers and a large fitted  wardrobe.  Both bedrooms have lovely views across the countryside. The modern tiled bathroom has a full size bath, sink and WC.
