[post_content] => A spacious, light, modern comfortable villa, sleeping up to six in three bedrooms (2 doubles and 1 twin), with heated pool in Laroque des Alberes, France, is in a quiet residential area near the edge of a typically Catalan village and enjoys views of the mountains, the old fort in Laroque and over the plain to the sea.
From the front door there is a small entrance hall leading on the ground floor to a large, bright and light, open plan lounge/diner/kitchen.
The lounge has comfortable sofas and arm chairs, television (French and UK channels by satellite/internet) and DVD player. For winter there is a cosy log burning stove.
The dining area has a dining table with seating for 8 people, and a storage unit containing the crockery and cutlery, and also a selection of books, DVDs, games etc. Patio doors lead to the terraces, garden and pool.
The fully equipped fitted kitchen has oven, microwave, electric hob, fridge-freezer, dishwasher, blender, coffee-maker, kettle and toaster etc and cupboard space. The washing machine, iron & ironing board etc is in a separate room. Between the kitchen and the dining area is a granite breakfast bar, with additional bar-stool seating.
We have recently created a second indoor sitting area which is separate from the main lounge.
The downstairs double bedroom, with king-size double bed (160cmX200cm), has french windows to the garden and a large en suite shower room with enclosed shower cubicle, basin, bidet and WC.
There is also a separate WC downstairs, off the hallway.
Upstairs is a (double aspect) double bedroom with king-size double bed (160cmX200cm) and patio doors to a jasmine-covered balcony with lovely views of the Alberes Hills, Mount Canigou in the Pyrenees and across the plain towards the sea.
The twin bedroom is upstairs and overlooks the pool with views of the old village, the Alberes hills and across the plain to the sea.
The family bathroom is also upstairs and has bath with shower over, basin, bidet and WC.
All the bedrooms have plenty of storage space, with wardrobes, bedside cabinets and chests of drawers. They are all equipped with floor standing oscillating fans and have shutters to keep cool in the summer.
For the winter months. as well as the log burning stove, there are electric radiators throughout the property.
**This is an air-conditioned villa: the house has been equipped with reversible air-conditioning. Reversible air conditioning allows the house to be cooled in summer and heated in winter.
The Private Swimming Pool
We have a private 'in-ground' heated swimming pool in the garden for guests exclusive use. It is 4mX7m, with depth from 0.9m to 1.5m, and has corner steps down at the shallow end making getting in and out very easy. It is surrounded by a paved terrace for sunbathing on the loungers provided.
The pool uses salt water, so uses less chemicals and is sometimes considered milder to the skin than a chlorine based pool. Pool maintenance is carried out at least once a week (depending on the weather) so guests don't need to worry about it.
The pool has a security cover to comply with the strict French swimming pool laws. Children must always be supervised by a responsible adult when the cover is open, and the cover must be closed when the pool is not in use. Our pool cover is electrically operated which takes the hard work out of opening and closing it, unlike manual covers!
The pool is generally available from Easter until the end of October. (Startup at the beginning of the season is weather dependent, but we expect it to be operational from Easter. The pool will be winterised at the end of October, but weather permitting this may be delayed if requested.)
The Garden
From the lounge patio doors lead to the terraces and fully enclosed and private garden planted with fruit trees (lemon, apricot, kumquat, plums, pomegranite, figs, olives etc) , grape vines a palm tree and other typical Mediterranean plants. Guests are welcome to pick and eat any fruit from the garden as it ripens.
Garden furniture is provided - a table and chairs for outdoor dining, and loungers and side tables for relaxing and sunbathing at the pool or on the terraces.
The garden is very sunny, but it is possible to find shady spots. Part of one of the terraces has a roof, so there is a covered and shady area for outdoor eating in the heat of summer.
The garden is enclosed by a medium height wall and a hedge, so is very private. The small entrance gate is lockable (we provide guests with the key).
There is off-street parking for 1 car on the driveway (and plenty of on-street parking in the very quiet road if you have more than one car).
For a family holiday in Laroque des Alberes
For a family holiday two travel cots are available, for babies or young children, and one high chair. Each bedroom is big enough to accommodate a travel cot. All the bedrooms have shutters which act as blackout blinds when fully closed, or can be adjusted to let some light through. A small bed guard/rail which can be attached to a single bed is also available, and there is a (small) child-sized armchair in the lounge. We now have two removable stairgates which can be provided on request for the top and bottom of the stairs - please ask. We are also now able to provide, on request, a bottle sterilliser for use in the microwave, electric nightlight, a baby bath, a potty and electrical socket covers.

[post_content] => Villa Toto is set in a tiny hameau, there are only five other houses and the road doesn't lead anywhere, so it's rare to see a passing car - and they always wave! It has five double bedrooms, three bathrooms, a large L-shaped lounge and a fully equipped kitchen. There is room for ten to dine in comfort both inside and out, and the terraced gardens lead down to the large fenced pool. There are plenty of loungers and chairs, and the west garden is shady in the afternoons if you need to stay cool. Although rural in location, Villa Toto is just a ten minute drive to everyday shopping (and the bar!) and is half an hour from Carcassonne. A twenty minute drive takes you to either Limoux or Mirepoix and the property is located in the fascinating Razé area of the Aude. The views from the garden are spectacular - to the south the Pyrenees, and to the north lie the Black mountains. The Mediterranean beaches are under an hour's drive to the east and the Pyrenees about the same to the south.

The petite maison de vacance comfortably accomodates three adults (or family with young children) in the three-level house connected by a pretty circular stairway. The kitchen/dining area is situated in the ground floor complete with a fridge, stovetop (hob), microwave, coffee maker, dishwasher and washing machine. The first floor contains the salon/sejour with satellite plasma TV, DVD player and a sofa bed called click-clack in France. The house is on three floors it has been restored keeping many original features including exposed stone walls and wood beams. The house is spacious with high ceilings, tiled floors and wooden staircase. The house is furnished throughout in a traditional rustic style. Entry is via the large living room furnished with two three seater leather sofas, a TV with UK free to view channels and DVD player are available for your use also an IPOD docking station. At the far end of the living room is the fitted kitchen equipped with dishwasher, fridge with freezing compartment, gas hob, electric oven, washing machine, microwave and toaster. The dining area has seating for eight, there is a door to the garden and outside dining area. Three steps from the living area lead to the first floor where you will find a double bedroom and family bathroom. The bathroom has a bath with shower over, WC and hand basin. Stairs lead to the second floor where you will find a spacious beamed and high ceiling guest room with double bed, wardrobe and chest of drawers, a door leads to the garden and a small terrace. The Master bedroom with its high cathedral ceiling has an en-suite bathroom with bath with shower over, WC and wash hand basin. There is a third room on this floor with a pull out sofa bed for occasional use, this opens onto a sunny private terrace with magnificent views across the valley to the hills beyond.
The extensive mature gardens are terraced, there are many mature trees offering shade if required, all guests are welcome to pick and the figs go particularly well with the Roquefort from the caves at Cirque de Labiel 5 mins away. There is a good range of garden furniture including sun loungers, a swing seat, tables and chairs for dining and a built in barbecue.
The swimming pool has a fully paved surround and measures 10m x 5m with a depth of 1.5m throughout.
Pets are welcome, Due to the stone steps in the garden and the house, the property may not be suitable for people with limited mobility.
There is excellent walking in the surrounding countryside, particularly the Cirque De Labeil with its well marked walking paths. Lerab Ling, the buddhist centre is easily accesible.

[post_content] => The 'Petit Gite de la Riviere' is a beautiful apartment of 40 m² with a terrace of 20 m², situated on the edge of the village, above the river with a view of the abbey. The center of the village with all amenities (bakery, grocer's shop, tobacco-press, coffee(café), restaurants, pharmacy, ...) is at less than 300 metres of the house.
The gîte can accommodate 2 people.
Everything is on the ground floor, the main entrance, which is in fact a magnificent iron glass door, leads into a corridor, which brings you to the front door of the apartment (staircases lead to the apartments of the owner). Once entered 'Le Petit Gite', you are in the main room, with the kitchen, equipped of one microwave, induction cooker, refrigerator with compartment of freezing, coffe machine, kettle, toaster, and all the necessary to cook. The dining room with an old cupboard, the wooden table and 4 chairs, the living-room with blue sofa with a glass coffee table and a TV with DVD reader.
A glazed main entrance gives access to the terrace where is a big tiled table with its chairs and 2 deckchairs, to bask under the parasol or in the shade of trees with as background noise the wind and the river.
To the left of the front door is the bedroom, endowed with a big double bed, a big cupboard and an antique mirror, 2 night tables, numerous books and magazines and a ventilation.
The bathroom which separates the 2 rooms consists a shower, a washbasin, a toilet, and a hairdryer.

The villa accommodates six people comfortably in two double and one twin bedrooms; there is a small mezzanine floor which has a futon that provides additional sleeping capacity (not suitable for small children or the elderly). The groundstairs bedroom has level access to the driveway and to the terrace and is adjacent to the downstairs bathroom. There is a large open plan sitting and dining area, with access through two French doors to the large south-facing sun terrace, which overlooks the garden and has magnificent views to the village and beyond.
The house has its own private secluded swimming pool with sunloungers and a large patio. The pool has an electric safety cover. There is a large purpose built barbecue with chimney and plenty of room for al fresco dining on the many large sun terraces.
We have six bikes which you can borrow - we can direct you to different levels of ride depending on your age and experience. Many rides start at the house - there is a huge variety on offer covering both mountain biking and road for every ability level. There is a large selection of books and games, a boules set and a CD and iPod player. There are tennis courts locally and we even have some rackets which you are welcome to borrow. For those so inclined there is satellite TV, DVD player and unlimited WiFi.
The house is looked after by an English family who live locally. They maintain and clean the pool weekly and will deal with any minor problems with the villa that may arise during your stay.

There are three bedrooms on the ground floor, one double, one twin and one single. There is also a large bathroom with shower and wash basin and a closet in which a washing machine. Separate w.c. A wooden stair case leads to the upper floor, and directly into a large vaulted lounger diner with exposed beams. Also on this level is the kitchen, (with fridge freezer, microwave and full cooker), the 140 sq. ft. terrace and a second w.c.
The upstairs lounge is quite large with wooden beams, it has a dinning table large enough for 6 people, a sitting area with 'click clak' sofa and two armchairs, and a television that receives English TV and radio programs.
French windows lead from the lounge onto the terrace which is 140 sq. ft. in size and large enough for all the family to enjoy al fresco meals in the sun. The terrace is accessed directly from the kitchen and from patio doors in the lounge.

Its location makes it ideal for touring the area. Spain is only 45 minutes away and the Medieval castle of Carcassonne is just over half an hour. The recently renovated village house sleeps up to 6 people comfortably.

The property is a 1st floor, character period 1 bedroom apartment with exposed beams, high ceilings, large living areas, separate kitchen, bathroom and two terraces. The good quality double-glazed windows provide excellent insulation and have the benefit of electric shutters.The apartment is within 5 minutes walk to the centre of town with all its amenities and a pleasant 3.5km walk along the river Herault to the beach and Mediterraenean resort of Grau d'Agde.
The town of Agde, the 2nd oldest in France and originally founded by the Greeks, has a historic centre dating back to the 14th century. There are numerous shops, cafes, bars and restaurants, including floating pontoon restaurants along the river. During the season, there are many outdoor music events, carnivals, firework displays and other cultural and sporting shows. Other activities include canoeing on the river Herault, cycling on the many cycle paths, walking along the banks of the river, to the beach or beside the picturesque Canal du Midi where you can also rent a canal cruiser. Aquatic sports of many types, including sailing, surfing and jet ski and boat hire are available at the resort of Cap d'Agde just 4kms away.

[post_content] => A spacious, light, modern comfortable villa, sleeping up to six in three bedrooms (2 doubles and 1 twin), with heated pool in Laroque des Alberes, France, is in a quiet residential area near the edge of a typically Catalan village and enjoys views of the mountains, the old fort in Laroque and over the plain to the sea.
From the front door there is a small entrance hall leading on the ground floor to a large, bright and light, open plan lounge/diner/kitchen.
The lounge has comfortable sofas and arm chairs, television (French and UK channels by satellite/internet) and DVD player. For winter there is a cosy log burning stove.
The dining area has a dining table with seating for 8 people, and a storage unit containing the crockery and cutlery, and also a selection of books, DVDs, games etc. Patio doors lead to the terraces, garden and pool.
The fully equipped fitted kitchen has oven, microwave, electric hob, fridge-freezer, dishwasher, blender, coffee-maker, kettle and toaster etc and cupboard space. The washing machine, iron & ironing board etc is in a separate room. Between the kitchen and the dining area is a granite breakfast bar, with additional bar-stool seating.
We have recently created a second indoor sitting area which is separate from the main lounge.
The downstairs double bedroom, with king-size double bed (160cmX200cm), has french windows to the garden and a large en suite shower room with enclosed shower cubicle, basin, bidet and WC.
There is also a separate WC downstairs, off the hallway.
Upstairs is a (double aspect) double bedroom with king-size double bed (160cmX200cm) and patio doors to a jasmine-covered balcony with lovely views of the Alberes Hills, Mount Canigou in the Pyrenees and across the plain towards the sea.
The twin bedroom is upstairs and overlooks the pool with views of the old village, the Alberes hills and across the plain to the sea.
The family bathroom is also upstairs and has bath with shower over, basin, bidet and WC.
All the bedrooms have plenty of storage space, with wardrobes, bedside cabinets and chests of drawers. They are all equipped with floor standing oscillating fans and have shutters to keep cool in the summer.
For the winter months. as well as the log burning stove, there are electric radiators throughout the property.
**This is an air-conditioned villa: the house has been equipped with reversible air-conditioning. Reversible air conditioning allows the house to be cooled in summer and heated in winter.
The Private Swimming Pool
We have a private 'in-ground' heated swimming pool in the garden for guests exclusive use. It is 4mX7m, with depth from 0.9m to 1.5m, and has corner steps down at the shallow end making getting in and out very easy. It is surrounded by a paved terrace for sunbathing on the loungers provided.
The pool uses salt water, so uses less chemicals and is sometimes considered milder to the skin than a chlorine based pool. Pool maintenance is carried out at least once a week (depending on the weather) so guests don't need to worry about it.
The pool has a security cover to comply with the strict French swimming pool laws. Children must always be supervised by a responsible adult when the cover is open, and the cover must be closed when the pool is not in use. Our pool cover is electrically operated which takes the hard work out of opening and closing it, unlike manual covers!
The pool is generally available from Easter until the end of October. (Startup at the beginning of the season is weather dependent, but we expect it to be operational from Easter. The pool will be winterised at the end of October, but weather permitting this may be delayed if requested.)
The Garden
From the lounge patio doors lead to the terraces and fully enclosed and private garden planted with fruit trees (lemon, apricot, kumquat, plums, pomegranite, figs, olives etc) , grape vines a palm tree and other typical Mediterranean plants. Guests are welcome to pick and eat any fruit from the garden as it ripens.
Garden furniture is provided - a table and chairs for outdoor dining, and loungers and side tables for relaxing and sunbathing at the pool or on the terraces.
The garden is very sunny, but it is possible to find shady spots. Part of one of the terraces has a roof, so there is a covered and shady area for outdoor eating in the heat of summer.
The garden is enclosed by a medium height wall and a hedge, so is very private. The small entrance gate is lockable (we provide guests with the key).
There is off-street parking for 1 car on the driveway (and plenty of on-street parking in the very quiet road if you have more than one car).
For a family holiday in Laroque des Alberes
For a family holiday two travel cots are available, for babies or young children, and one high chair. Each bedroom is big enough to accommodate a travel cot. All the bedrooms have shutters which act as blackout blinds when fully closed, or can be adjusted to let some light through. A small bed guard/rail which can be attached to a single bed is also available, and there is a (small) child-sized armchair in the lounge. We now have two removable stairgates which can be provided on request for the top and bottom of the stairs - please ask. We are also now able to provide, on request, a bottle sterilliser for use in the microwave, electric nightlight, a baby bath, a potty and electrical socket covers.
